Are you purchasing or selling a home with an existing solar system? A standard home inspector will not perform a residential solar inspection because they lack the required expertise.
Rocklin Solar Repair specializes in real estate transactions, working directly with buyers, sellers, and realtors across Rocklin, Lincoln and El Dorado Hills to keep escrows on track. For a flat fee of $299 – $399, we provide a comprehensive evaluation of the solar system's health, delivering highly detailed, easy-to-read reports powered by Spectora home inspection software and our proprietary SolarCheck Pro technology.
Navigating Leases and PPAs
Roughly half of the solar systems we inspect are Third-Party Owned (TPO). If the home features a solar lease or Power Purchase Agreement (PPA), we eliminate the confusion. Our team will thoroughly review the solar agreement and provide a clear, easy-to-understand summary directly inside your inspection report.


Visual Inspection: Check for visible damages, such as cracks, chips, or panel discoloration. Also, inspect the mounting equipment for any signs of wear and tear.
Structural Integrity: Ensure that the panels are securely fastened, and there’s no looseness in the mounting structure. If the panels are installed on a roof, check the roof for any signs of damage or leaks.
Shading & Soiling: Check that the panels are clean and free from dust, dirt, bird droppings, leaves, or snow. These can block sunlight and reduce the efficiency of the panels. Look for any obstacles, such as trees or buildings, that might be causing shading on the panels.
Wiring and Connections: Inspect the wiring and electrical connections for any signs of corrosion, fraying, or loose connections.
Inverter Inspection: The inverter converts the DC electricity generated by the solar panels into AC electricity that can be used in your home. Check that the inverter is functioning properly and displaying the correct readings.
Safety Measures: Ensure that all safety measures, such as grounding and isolation devices, are in place and working correctly. Solar Systems must also display the proper safety labels that identify the system parts and features. We check for missing or improperly labeled equipment.
Performance Monitoring: Monitor the power output of your solar panels. If there’s a significant drop in their performance, it might indicate an issue that needs to be addressed.
